GLL appointed ISG as their construction partner, who in turned appointed VZDV for the detailed design of the M&E and pool water treatment services. The centre was designed to comply with the London Plan and in doing so had to achieve carbon reduction targets of 40% better than Approved Document L 2010 (applicable at the time of planning submission). VZDV worked closely with AFLS+P Architects to maximise the use of natural light and ventilation throughout. This is best demonstrated in the double volume ‘street’ that runs through the centre of the building, which acts as a circulation space but also seating space outside the activity zone and soft play areas.
The passive engineering features are complemented by a gas fired CHP that acts as primary boiler, and an extensive array of PV panels on the roof working together to match the centre’s electrical demand.  Other low carbon and energy efficient measures include heat recovery on ventilation plant, energy efficient lighting linked to daylight and occupancy controls, variable speed drives on pumps and fans to match load and high efficiency boilers.
